Managing Partner
A managing partner of SDI Realty Advisors, Charles W. Shears has more than 30 years of commercial real estate experience. Charles got his start as a real estate agent with the Horne Company while attending the University of Texas. After graduating in 1983, he worked as a real estate broker specializing in raw land sales for the Sabin-Huey Company in the Dallas Metroplex.
Co-Founding Partner
Ken Delery is a co-founding partner of SDI Realty Advisors. Ken has spent the majority of his commercial real estate career focused on national retail tenant representation and new retail development opportunities.
Serving as Director of Leasing, Lauren utilizes over 15 years of commercial real estate experience, primarily focused in major Texas markets. Lauren oversees SDI’s existing portfolio and spearheads new development strategy and preleasing.
Prior to joining SDI, Lauren served as Director of Real Estate with Kimco Realty Corporation and Senior Leasing Agent at Regency Centers; two of the nation’s largest REITs. At Kimco Lauren handled the leasing strategy and implementation of 22 big-box retail centers. In her position with Regency, Lauren’s role grew to encompass the entire Texas operating and development portfolio; over 4-million square feet of major grocery-anchored shopping centers.
In her free time, Lauren prioritizes her faith and family – chasing after her two young children and enjoying rare free moments with her husband.
Real Estate Asset Manager
Justin Tobias is a Real Estate Asset Manager at SDI Realty Advisors, overseeing multi-state portfolio of retail, medical, and food & beverage properties. He drives asset strategy, lease renewals, CAM oversight, budgeting, financial reporting, and overall performance management.
He collaborates with SDI’s development and construction teams through all project phases and supports the Leasing department to ensure strong lease-up and long-term asset performance. He also manages insurance, risk and portfolio-wide financial planning.
Justin is a member of ICSC and BOMA Houston, a CPM candidate with IREM, and is completing ARGUS Enterprise ASC Certification to strengthen his valuation and analytics expertise.
Previously, Justin has spent over eight years in Texas commercial and residential real estate brokerages and property management, building skills in market analysis, leasing, and client relations. Justin is known for his hands-on approach focused on value optimization and strong tenant relationships.
With over Two decades of hands-on experience in the construction industry, Peter brings a comprehensive understanding of every phase of the building process-from dirt work and foundational preparation to managing multimillion-dollar commercial projects. Peter’s career has covered a wide range of responsibilities that include contract management, site development, structural execution, and team leadership.
Peter’s approach blends technical precision with strategic oversight, ensuring that every job-no matter the size-meets the highest standards of safety, quality, and client satisfaction.
Whether breaking ground or wrapping up a major commercial building, Peter thrives on transforming vision into reality and constructing spaces that serve communities and stand the test of time.
Director of Development
Brian is a seasoned real estate professional with decades of experience in leasing, development, and grocery anchored retail. Before joining SDI in 2017, he served as Vice President of Leasing and Regional Director of Development at Weingarten Realty Investors, where he advanced steadily over a twenty year career. He began his real estate journey after completing his studies at LSU and working with The Maurin–Ogden Company.
At SDI, Brian has partnered with private equity developers, led grocery anchored shopping center projects, and worked closely with a major grocery site selection research group. Over his career, he has contributed to millions of square feet of developments across numerous states, collaborating with major retailers including Target, Walmart, Kroger, Walgreens, Books A Million, The TJX Companies, Office Depot, Petco, and many others.
Brian has been an active member of ICSC for nearly 40 years, including service as a Texas Private Sector Representative in the ICSC Alliance Program.
Controller
Vandy is an accomplished Controller with extensive experience overseeing complex accounting and finance operations across construction, real estate, property management, and asset management. With strong expertise in month-end close, multi-entity consolidation, GAAP compliance, variance and risk analysis, financial reporting, and forensic accounting, Vandy is known for rebuilding accounting departments and establishing high-performing financial infrastructures. She brings deep proficiency in industry-leading systems—including Yardi Voyager, Yardi Breeze, QuickBooks, Sage MAS 200, Paycom, Foundation, Bill.com —and is highly skilled in budgeting, forecasting, cash-flow management, audit preparation, inventory oversight, and cost control. Her career includes leadership roles supporting organizations ranging from emerging companies to $150M enterprises.
Throughout her career, Vandy has demonstrated a consistent ability to implement internal controls, streamline workflows, produce audit-ready documentation, and develop comprehensive policies and procedures that elevate organizational performance. Vandy holds an MBA in Executive Management from Saint Mary’s College of California and a BA in Psychology from San Francisco State University.
